Beverly Hills Water Damage, Contents Protection, and Reconstruction

Situation

A Beverly Hills homeowner who was often out of the country returned to a serious burst-pipe loss in a raised-foundation home. Because the leak may have run for days or weeks, the crawlspace had roughly seven inches of standing water, and the home could not move into normal plumbing access or interior mitigation until the water below the structure was pumped out. Pacific Aqua Restoration was brought in to start the emergency water damage response, remove the standing water, and create safe access for the plumbing team that works with the contractor.

Work performed

  • Pumped standing water from the crawlspace so the plumbing team could access the burst pipe and stop the source of the loss.
  • Started mitigation and structural dry-out after the water was removed, with extended drying needed because moisture had absorbed deeply into wood materials.
  • Assigned a dedicated packout crew to empty and protect the home before demolition because the property included expensive paintings, artwork, furniture, and finished interiors.
  • Removed buckled American walnut hardwood flooring throughout affected areas, along with cabinetry and plaster that had been damaged by prolonged moisture exposure.
  • Documented the mitigation, packout, demolition, moisture conditions, and repair evidence for multiple walkthroughs with the insurance adjuster, homeowner, designer, and architect.
  • Coordinated the transition from completed mitigation and packout into active reconstruction planning for the high-end interior finishes.

Outcome

The mitigation and packout phases were completed, the home was documented for the insurance and design team walkthroughs, and reconstruction is now underway. The project shows the importance of fast water removal, careful contents protection, detailed documentation, and a contractor who can carry a high-end water damage loss from emergency mitigation into rebuild.
